The owners of Nether Providence’s 415 registered rental units finally know what the terms and conditions regarding inspections involve. The process and discussion of rental inspections which was begun in mid year 2010, and has been finally approved by township commissioners by a unanimous 6-0 vote.
The recommendations of the Rental Committee ,which was composed of tenants, landlords, and Nether Providence Township officials, were presented to the commissioners at a February 3, 2011 meeting. The regulations put in place adopted the committee’s recommendations except for the proposal that the inspections be conducted every two years.
All rental units are subject to a yearly inspection to ensure compliance with the Nether Providence Housing Code. For rental complexes with more than 40 units and fewer than 53, the new requirement is for half the units to be inspected each year. In the case of properties with more than 53 units, one-third will have to be evaluated annually.
The fee charged by the township will be $75 per unit for properties with four or less units and $40 per unit for an assessment of properties with five or more units. Last June the proposal of a $200 fee was meet with vocal opposition from landlords.
All landlords will also be required to register each rental unit for a one-time fee of $25.
The Plush Mills senior living facility was granted an exemption from the ordinance, due to the fact of close oversight from state agencies.
