May 2012 Wallingford PA sales were strong with 18 homes sold during the month, 11 more than in May 2011. The average selling price bested last May by 19.1% – $51,401 – coming in at $320,472. The average price was boosted by two sales substantially above the norm – one at $700,000, and another at $875,000. Taking those two high sales out of the mix, the average price was still a solid $301,667.
Four condominiums and townhouses sold during May for an average price of $143,375. The average selling price to original list price percentage of 83.74% shows a continuing weakness in the condo townhouse market.
Single detached homes were on the market an average of 103 days, while condominiums/townhouses took an average of 247 days to go under contract.
