June 2013 was a very busy month for settlements – there were 29, which accounts for almost 33% of the Wallingford PA homes sold year to date. The number of homes sold increased 70% over the total for June 2012 of 17.
You have to look all the back to June 2007 to find a busier June than the one just past, in 2007 there were 31 settlements during the month. So in terms of units things are certainly looking up. Alas the average selling price in June 2007 was $357,636.
The average price for June 2013 was down when compared to last year by 2.3%, and average days on market was up by 13 days.
Single detached family homes posted a big increase when compared to the average price of the 14 singles sold in June 2012. This year’s 22 single family homes sold averaged $385,118 compared to $327,171 last year – a 17.7% gain. An unusual amount of activity, with 3 homes sold during the month, in Wallingford Hills was a big factor for the increase.
Mortgage rates made headlines in June rising by the largest pace since 1987. Freddie Mac reported the average 30-year fixed-rate mortgage climbed from 3.93 percent to 4.46 percent last week. Some economists are predicting 30-year rates to climb to 4.5 percent and 5 percent over the next 12 months, following the Federal Reserve’s recent announcement that it will soon end a program that has kept interest rates near all-time lows for months.
Buyer reaction to the rise in rates will come in one of two ways – a rush to buy before rates inch higher, or a postponement of a home purchase due to an erosion of buying power. People who are undecided about buying a home often act quickly when rates start to go up.
Mortgage rates are still low by a historical perspective, even if they do tick up to 5 percent.
