Avondale Springs is a townhome community located off Avondale Road on the appropriately named Niblick Lane in Wallingford, PA just a short distance from the historic Thomas Leiper house.
Best known for it’s secluded location and views of the Springhaven Club’s 7th hole, Avondale Springs is a small community of 44 units in 8 buildings, six of which house 6 units, and two which are made up of 4 units, built in the years 1986 to 1988. There are 30 two bedroom homes, and 14 three bedroom units, each having at least 2 full and 1 half baths. Each unit has an attached 1 car garage and consist of 3 levels. The ground level in most units has a foyer, inside garage entrance, a half bath and a basement area that houses the utilities. This basement area in some units has been finished, and serves as an additional room with varied usages.
The main levels feature the kitchen, combination living room and dining area, and family room. Most units have a wood burning fireplace in the family room. There are sliding glass doors in both the kitchen and family room that lead to a patio, which has is surrounded by privacy walls.
The even numbered units 650 – 660 have raised decks instead of a patio, and these 6 units do not have a view of the golf club. Seven of the buildings, which have odd numbered addresses on Niblick Lane, look out onto the Springhaven Club golf course. The third level features the Master Bedroom with attached bath, a walk in closet, and additional closet, skylights, and balcony. There is also an additional bedroom with an attached full bath on the third level.
The townhomes at Avondale Springs range from 1,680 to 2,266 square feet in size with the average being 1,904 feet of interior space, so there are some variations in design apart from the basic unit layout. Taxes in the community average $8,752 per year for tax year 2022, and the association fee which covers exterior maintenance, lawn care, trash and snow removal is approximately $463 per month. There is no pool or clubhouse in the community.
