January 2014 saw 12 settlements in Wallingford PA which surpasses last year total by 4 homes, and is 50% higher the average of 8 closed sales during January during the past five years. The average sale price of $180,646 was adversely affected by two factors, the sale of 3 distressed properties during the month and the sales of 4 homes under $100,000. Distressed sales – Short Sales and Bank Owned Foreclosures – comprised 25% of January’s units in a category that represented only 6.3% of all sales in 2013. Furthermore 25% of sales in January were for properties under $100,000, a price range that currently represents only 6.8% of active listings and historically 5.3% of total units sold during 2013. The under $100,000 group bottomed out at $42,500 during the month, and the selling price to original price percentage of at 79.85% was weak at best.
I do see this dramatic drop in the average selling price of $83,560 being but an aberration. In another statistical twist the one non townhouse sale was higher than the average selling price for the 11 other homes that sold during the month.
Properties did move significantly quicker in this January than last year, the average Days On Market was 80 compared to 163 last year, and that trend is continuing as inventory has tightened during the month as buyers are very active in the market.
