February 2014 recorded 12 closed sales in Wallingford PA which surpasses last year monthly total by 2 homes, a good showing for a typically slow month that has averaged 8 sales over the past 6 years. February was noteworthy in that it saw the sale of a $1 million plus property which is a rather unusual occurrence locally – the last one recorded was in 2007. There was also an unusual amount of activity in the higher end of the Wallingford townhouse market with a sale in Mallard Mill Run, Avondale Springs, and Mills @ Rose Valley.
The average price for single homes was skewed by the million dollar sale and came in at $502,720, but thanks to an unusual single home sales spike last February that included 3 homes that exceeded $650K and averaged $526,613, statistically the average price was down by 4.5% for the core single family home category.
The overall average sale price during February dropped 26.6% when compared to last year.
