December 2014 matched last December with a total of 14 homes sold during the month. The average selling price this month came in at $278,000 as compared to $284,750 last year representing a 2.4% dip. Days on market increased by 11.0% from 91 last year to 101 this year.
The average price of the core category of single detached family homes sold in December 2014 increased by 5.1% from $332,136 in 2013 to $349,125 this year. Singles homes took quite a bit longer to sell this year with the average single being on the market 128 days as opposed to an average of 40 days on market for single homes last December.
December with it’s 14 closed transactions ties last December as the best final month of the year in terms of units sold since December 2005 when 16 homes sold.
Buyer activity slowed with only 4 homes going under contract during the month.
