February 2015 recorded 11 closed sales in Wallingford PA which is 1 short of last February’s total of 12. The average selling price came in at $252,411 compared to $330,492 a year ago. The 26.3% drop is a bit dramatic but last year there was a $1,150,000 sale in the mix which drove the average sale price up dramatically. Such a sale locally is quite uncommon and without that transaction the average price last year was $255,991, which would amount to a slight 1.4% decrease in the average selling price when compared to this year.
