Crum Creek Reservoir Frozen In February’s Cold Snap
February 2015 recorded 11 closed sales in Wallingford PA which is 1 short of last February’s total of 12. The average selling price came in at $252,411 compared to $330,492 a year ago. The 26.3% drop is a bit dramatic but last year there was a $1,150,000 sale in the mix which drove the average sale price up dramatically. Such a sale locally is quite uncommon and without that transaction the average price last year was $255,991, which would amount to a slight 1.4% decrease in the average selling price when compared to this year.
Ten transactions in February were detached single family homes which recorded an average selling price of $255,780. Homes that settled in February sold in an average of 117 days which is 24% quicker that the average Days On Market last year. There was a lot of price cutting however. Sellers on average received only 86.09% of their original asking price. Distressed property sales accounted for 3 transactions – 2 bank owned foreclosures and 1 Short Sale.
During February buyers and sellers put 17 homes under contract – 12 singles, 2 condos, 2 townhomes, and 1 twin home.
