I was asked recently by Al Heavens the Philadelphia Inquirer’s Real Estate writer if I had ever sold a house to a client without them seeing it. He was asking because he was working on an article about virtual home sales where a prospective byer never sees the home they are buying in person – they view the home via videos and virtual tours of the home. Some real estate pundits see this as a wave of the future when home buyers just sit in front of their preferred digital device and tour a home virtually through cyberspace.
While this maybe an option for some buyers under certain circumstances it is difficult for me to believe that this will become the norm for the future. How many times do you buy something online only after visiting a store to get a good idea of what the product is really like?
I think the home buying process is a very tactile hands on experience and it is doubtful that such a shopping experience will take hold to any large degree.
And yes I have sold property to a buyer who never saw the home until several weeks after settlement. Read about that experience and more about virtual home buying in Al’s Monday February 2, 2016 Inquirer article – Virtual Home Sales Haven’t Quite Clicked.
