The shift in the typical real estate selling season into the summer due to the pandemic was readily apparent in August as there were 36 closed sales compared to 15 last year. To put that into perspective August has averaged 19 settlements over the past 5 years. Traditionally June has the highest volume of transactions during any given year and this August even surpassed June’s 5 year average of 33 settlements. Many homes often sold with multiple offers, and 20 homes sold in 7 days or less.
The average sales price came in at $361,761 representing a 10.4% decrease compared to last year. The 36 sales were comprised of 24 single family homes, 6 townhomes, 4 condos, and 2 twin homes.
Eighteen single family homes sold for an average price of $493,389 and averaged 40 days on the market. Last July 17 single family homes sold for an average price of $441,147 with an average of 41 days on the market.
The highest selling price for the month was $820,000 for 910 Winding Lane.
Seventeen homes went under contract during the month – 15 single family homes, 1 twin, and 1 condo. The average asking price was $421,712 and these listings averaged 28 days on the market.
