A shift of activity into the 3rd quarter as a result of pandemic restrictions in the historically busiest time of the year was evident as a total of 73 homes sold during the 3rd quarter vs 53 homes sold during the 3rd quarter of 2018 in Wallingford. The average selling price increased was off last year’s mark by less than 1% coming in at $382,698.
The 55 single family homes that sold during the quarter saw their average selling price slip by 3.6% compared to last year falling from $445,255 to $438,666. Single homes averaged 39 days on the market during the quarter.
In spite of the challenges the market has faced this year the sales for the year are only lagging last year by 13 homes with 165 Wallingford homes selling during the first 3 quarters of 2020. On a positive note the average sales price for the first 9 months has increased 2.7% to $365,368 over last last year for the July through September time frame.
There were 23 homes sold in July, 36 in August, and 14 in September.
