The average sales price in May 2022 was $481,363, which represents a 35.2% increase compared to last year. Units were down from 20 last year to 16 in 2022. Inventory continued to be low with 12 to 16 houses being on the market at anytime during the month. May’s 33 sales consisted of 11 single family homes, 3 condos, 1 townhome ,and 1 twin.
There were 11 single family homes sold in May – compared with 10 last May – with an average price of $570,045, a price that is over $60K higher than last year’s average. Singles averaged just 10 days on the market.
The highest selling price for the month was $1,085,000 for 6 E Brookhaven Road..
A total of 18 homes went under contract during June 2022 with an average asking price of $371,450. Nine singles, 4 townhouses, 3 twins, 3 townhouses, and 3 condos were sold during the month.
There are 24 settlements scheduled in June, 9 in July, 12 in August, and 1 in September, October and December.
