There were 9 single family homes sold in July – compared with 13 last year – with an average price of $536,813. Singles averaged 13 days on the market.
The highest selling price for the month was $800,000 for 394 Turner Road.
The pipeline for future settlements continues to be quite less than full with a total of just 13 homes going under contract during July 2023 with an average asking price of $524,685. Six singles, 3 twins, 2 townhouses, and 2 condos were sold during the month.
There are 15 settlements scheduled in August, and 2 in September. Last year at this time there were 31 scheduled settlements which further demonstrates the slow down of the market and dwindling inventory.
Seven months into the year sales are up down 33 homes compared to 2022’s first 7 months with 96 closed transactions versus 128 last year. The average sale price is almost identical with last year averaging $444,369 vs $445,259 last year.
