There were 9 single family homes sold in July – compared with 13 last year – with an average price of $536,813. Singles averaged 13 days on the market.
The highest selling price for the month was $800,000 for 394 Turner Road.
The pipeline for future settlements continues to be quite less than full with a total of just 13 homes going under contract during July 2023 with an average asking price of $524,685. Six singles, 3 twins, 2 townhouses, and 2 condos were sold during the month.
There are 15 settlements scheduled in August, and 2 in September. Last year at this time there were 31 scheduled settlements which further demonstrates the slow down of the market and dwindling inventory.
