September – School Is Open!
The average sales price for August 2023 came in at $514,512 representing a 40.3% increase compared to last year. The large jump in average selling price can be attributed to a shift in condo sales. Last year 10 condos sold during August vs just 2 condos sold this August.
The 21 sales were comprised of 12 single family homes, 2 condos, 2 townhomes, and 5 twin homes.
Nine single family homes sold during the month for an average price of $739,813 and averaged 25 days on the market. Last August 10 single family homes sold for an average of $550,556 with just 7 days on the market on average.
The highest selling price for the month was $1,825,000 for 101 E Brookhaven Road.
Seven homes went under contract during the month – 6 single family homes and 1 condo. The average asking price was $385,180 and these listings averaged 10 days on the market.
