There are 16 homes listed for sale – 11 Active listings and 5 Active Under Contract listings – in Wallingford PA and Nether Providence Township on December 27, 2022 with an average asking price of $436,400.

The housing slowdown continued in November as sales of previously occupied homes slowed for the 10th consecutive month – the longest such stretch on record dating back to 1999.

November was a particularly bad month with sales plunging 35.4% from November of 2021. Annual sales are now at their lowest pace since November 2010 when the housing market was mired in the aftermath of the housing crisis of 2008.

On a local comparison November sales in Wallingford were actually up 50% over last year, however prices declined 18% year over year.

Christmas At Longwood Gardens 2022

November home sales in Wallingford PA increased by 6 homes compared to last year with with 18 closed transactions. The average selling price decreased 18.0% over last year to $368,359. Sales consisted of 8 single family homes, 5 townhouses, 4 condos, and 1 twin home. The decrease in average price and be attributed largely to a much lower average selling price for single homes and a rise in condo sales when compared to last year.

November’s 8 single family homes sold for an average price of $438,613 and averaged 33 days on the market. Last November there were 14 single family home sales that sold for an average price of $571,286 and spent an average of 19 days on the market.

28 Brookside Road had the highest selling price for the month at $800,000.

With 1 month remaining in the year 2022 sales are dead even of the results of 2021 for the same time period. Year to date in 2022 there have been 208 closed transactions – the same as last year’s tally. The average selling price has seen a modest increase of 3.4% over last’s year’s $415,096 – to $429,153 in 2022.

Ten listings went under contract during the month – 8 single family homes, 1 townhouse, and 1 condo – with an average asking price of $425,240 and averaged 27 Days On Market.

There are 21 settlements scheduled – 15 in December, 5 in January, and 1 in February.
