The average sales price for August 2022 came in at $359,707 representing a 14.7% decrease compared to last year. Looking at the mix of sales there was an unusual number of condos sold during the month, 10 units, as compared to just 2 condos sold last August. There were also only 9 single family homes sold during the month compared to 18 last year. These two factors depressed the average sales price when compared to the previous year. The 28 sales were comprised of 9 single family homes, 10 condos, 6 townhomes, and 3 twin homes.

Nine single family homes sold during the month for an average price of $550,556 and averaged just 7 days on the market. Last August 18 single family homes sold for an average of $507,421 with just 6 days on the market on average.

The highest selling price for the month was $835,000 for 102 Luckie Lane.

Eight homes went under contract during the month – 5 single family homes, 2 townhomes, and 1 condo. The average asking price was $464,725 and these listings averaged 6 days on the market.

Upcoming settlements – 18 in September, 12 in October, 2 in November, and 3 in December.
