A study by Redfin declared January 2022 the “most competitive month on record for homebuyers,” suggesting that low inventory also contributed to the frenzy. The site found that 70% of homes received more than one offer in January, up from 67.7% in January and up 61% year over year. Townhouses faced the most competition, with 72.6% involved in bidding wars, followed by single-family homes at 70.6%, then condos at 62.9% and multi-family properties at 62.7%. The report suggests that rising mortgage rates are leading buyers to more aggressive shopping to lock a rate in, as January was the first time since March 2020 that mortgage rates rose about 3.5%. The end of January and beginning of February saw prices rise 16% year over year, while new listings fell 8%, suggesting this buying frenzy isn’t ending anytime soon.

Homesellers’ profit jumped 45% in 2021.

According to ATTOM, home sellers received a profit of $94,092 on average, up from $64,931 in 2020 and up 71% from $55,000 in 2019. Sellers saw a return on their original investment of 45.3% on average in 2021, up from 33.6% in 2020 and 30.6% in 2019. This represents consecutive year-over-year increases for sellers in both profit and ROI over the past decade. With more than 5.7 million single-family homes and condos sold in 2021, the highest amount since 2005, many sellers jumped on the opportunity to make a profit. Home prices rose 16.1% in 2021, which helped boost sellers’ profits and ROI, but the pent-up demand for homes and low inventory drove it even further. It’s in stark contrast to 2008 through 2013, where most sellers did not make a profit and lost money, as much as $37,957 in 2011.

Home prices have risen 109% since 2011, and many sellers are taking advantage. Ninety-eight percent of markets saw home prices reach their highest point ever. Eighty-seven percent of markets saw their profit margins rise in 2021.

And the number of homes listed continues to be a challenge, falling nearly 6.6% in January 2022 compared to the previous month.

Water Tower Behind Community Arts Center During A January Snow

Sales for January 2022 fell short of last year’s total by 11 homes. There were 10 sales in January 2022 that sold for an average price of $467,200 – a 18.5% increase over last year. January sales consisted of 9 single family homes, 1 townhouse, and 1 row home. A total of $4,672,000 in real estate changed hands during the month.

January’s 8 single family homes sold for an average price of $545,750 and averaged 49 days on the market. Last January 15 single family homes sold for an average price of $474,013 and averaged just 22 days on the market.

7 Church Road had the highest selling price for the month at $1,020,000.

Nineteen homes went under contract during the month – 9 singles, 4 townhouses, 3 twins, and 3 condos – with an average asking price of $372,255 and an average of 30 Days On Market.
