There are 17 homes listed for sale – 8 Active listings and 9 Active Under Contract listings – in Wallingford PA and Nether Providence Township on January 25, 2022 with an average asking price of $412,835.

Homebuyers are grappling with the hottest January on record, as 45% of homes now find a buyer within two weeks on the market. Thirty-five percent go under contract within a week. Both rates are the highest we’ve ever seen for this time of year.

Despite the market’s unprecedented intensity, pending home sales were down 1% during the four weeks ending January 23, the first year-over-year decline since June 2020. The stalling sales are not for a lack of buyers–the Redfin Homebuyer Demand Index was up 9%—but rather a lack of sellers.

“Buyers who have been looking for a home since last year are tired of the search and just want to be done,” said Indianapolis Redfin real estate agent Jill Thompson. “Many sellers seem to be waiting until spring, so the inventory shortage is especially intense right now, leading to a renewed surge of bidding wars and buyers making offers that waive inspection and financing contingencies.”

New listings fell 12%, the largest drop since June 2020, dragging the total number of homes for sale to another new low. Homeowners who are on the market appear to be feeling quite confident; the median asking price climbed 13% to $360,281, just shy of October’s all-time high.

Builder confidence has remained steady over the past few months, but continuing supply chain issues and inflation concerns are hampering it.

According to the National Association of Home Builders, the cost of building materials (excluding energy) rose 1.5% in December. The report found that the cost of building materials rose 15.9% in 2021 and have increased 18.6% since December 2020. Specifically, softwood lumber grew 24.4% in December and is up 44.5% since September. Between 1947 and 2019, the monthly change in softwood lumber averaged 0.3%. Comparatively, the percent change has averaged 12% change since January 2020, a 75-year high. Prices for steel increased only 0.2% in December, the smallest monthly increase since September, showing a steady slowdown for the cost. However, 2021 saw more than an 80% increase in cost.

According to ATTOM Data Solutions, median single-priced family homes are less affordable compared to historic averages in 77% of counties across the U.S. This is an increase of 38% year over year, an increase of just over 2% from the previous quarter and the highest point since 2008. Comparing the amount of income a homeowner would need to be able to afford a mortgage, property taxes and insurance on a median-priced single-family home if they put down 20%, to the weekly salary in the area, the report found that median homes in 440 out of 575 counties are less affordable than past averages. Reaching an all-time high, the median national home price has risen 17% to $317,500.

As home prices rise faster than wages, homeowners are spending more of their paychecks on their mortgages and other associated costs. In the fourth quarter, the average consumer earning the national median wage of $65,546 was spending 25.2% of their paycheck on housing costs, an increase of 0.8% from the third quarter and up 3.7% year over year, but still below the threshold of 28% that many lenders abide by. About half (51%) of counties analyzed fall under that 28% line.

A total of 50 homes sold during the 4th quarter of 2021 in Wallingford PA which fell short of last year’s tally by 8 homes. The average selling price saw a small gain of 2.4% rising to $430,318 when compared to last year’s 4th quarter average.

Single family homes sales dropped significantly compared to last year with 26 singles being sold during the quarter vs 42 last year. However the average selling price for singles climbed 11.2% to 656,170. Continued limited inventory drove prices higher – 14 singles sold at list price or above.

There were 25 sales in October, 12 in November, and 13 in December.

The highest priced home sold was 104 Sycamore Lane that sold in December for $1,038,000.

The year 2021 closes out with 13 home sales in Wallingford PA in December – 5 less than last December. The average selling price rose 24.8% to $496,152 from $397,494. Sales consisted of 9 single family homes, 1 condo, and 1 twin. Homes sold during the month spent an average of just 14 days on the market with 8 homes selling in less than 14 days..

December’s 9 single family homes sold for an average price of $607,713 and averaged 17 days on the market vs an average selling price of $473,115 and 50 days on the market in 2021.

104 Sycamore Lane had the highest selling price for the month at $1,038,000.

Fourteen listings went under contract during the Holiday season – 8 single family homes, 3 condos, and 3 townhomes – with an average asking price of $522,936 and spending an average of 25 Days On the Market.

There are 13 settelments scheduled in January, 9 in February, 3 in March, 1 in June, 3 in July, and 1 in August.
