Most buyers would prefer to stay within their budget and live in a fixer-upper.

According to OpenDoor, 57% of homebuyers said they’d spend within their means for their home without going over, while 43% said they would overbid for a more updated property. However, finding that property has generally been a frustrating experience for buyers, as low inventory impacts their plans. Fifty-seven percent of buyers said they spend more time on real estate apps or looking at houses online than they do on social media.

Unsurprisingly, buyers said they are facing hurdles in their process. So much so, that 38% of potential buyers said they have paused their homebuying search. Nearly 40% cited uncertainty around COVID-19 for their pause, while 35% said the market is intimidating and 24% said there are simply not enough homes on the market. Yet, 22% said they have lost out on several bidding wars, perhaps leaving them burned out.

For those buyers still in the game, they also have concerns. Forty-one percent said they are worried about finding a home in their budget, 38% are worried about overpaying for a home and 37% are concerned about finding the right neighborhood. Even with record low mortgage rates, 30% are afraid they will go up before they can find their next home.

Regardless, buyers also have priorities on what they want in their home. Zillennials, defined as those born between 1993 and 1998, are most likely to want a large backyard, while baby boomers are seeking a modern kitchen. Millennials and Generation X are most likely to want environmentally-friendly features.

Over the next few weeks and months, the long-overheated U.S. housing market is expected to continue to cool off in the bracing chill of autumn.

After a wild year of unprecedented price increases, a worsening shortage of homes for sale, and cutthroat bidding wars where offers six figures over the ask price weren’t uncommon, conditions are finally normalizing. More homes are expected to go up for sale this season just as many would-be buyers are either priced out or so fed up after losing out on home after home that they’re dropping out of the running.

In September, the rate of year-over-year growth was halved, to 8.6%, down from its peak of 17.2% in April, according to Realtor.com® data. This means the median list price of a home grew half as fast as in the spring. Homes also took a bit longer to sell, at about 43 days. While that’s down 11 days from the same month last year and 22 days from 2019, it’s up 6 days from June.

According to NAR’s Realtors® Confidence Index, the number of first-time buyers dropped to 30%, down from 34% a year ago and 31% in June. First-time buyers are also more likely to not put down a 20% down payment, only 28% did in July. Despite a decrease in competition, homes are still seeing 4.5 offers on average, and properties are still moving quickly off of the market, they typically last 17 days, compared to 22 days a year ago. Homes are also receiving about four tours on average.

For the first time on record, rental price growth rose by double digits, increasing 11.5% year over year to a median $1,633 in August, according to a recent Realtor.com® report. That’s three times the growth seen before COVID-19 struck in March 2020.

Rental prices are now rising faster than the prices for homes for sale. (Median home list prices rose 8.6% in August, according to Realtor.com.)

The housing market continues to be active as eager buyers are ready to seize opportunity, submitting offers quickly as homes list and keeping for-sale inventories low. Thus, the new listings metric is a key number to watch. Sellers can still expect near-record prices and quick home sales, while buyers are likely to find greater availability of smaller homes for sale, good news for first-time buyers shopping in this segment.

Key Findings:

The median listing price grew at 8.3% over last year, a sixth consecutive week of single-digit price growth after a 50-week streak of double-digit price growth. While the slower rate of growth is good news for buyers, the median asking price in August was near its record-high July level of $385,000. A shift in the mix of homes for sale toward smaller, more affordable homes should help hold down the growth of prices and create opportunities for homebuyers this fall, particularly first-time purchasers.
New listings–a measure of sellers putting homes up for sale–slipped 8.1%. Housing market trends have improved for buyers largely because we’ve seen more homeowners listing homes for sale this year compared to last. In 20 of the last 24 weeks, we’ve seen more new sellers than 2020 and the gap with a more ‘normal’ 2019 pace has shrunk considerably. This week’s slip could be a temporary set-back as a more normal end-of-summer and back-to-school pattern emerges. This is a figure we’ll watch closely over the next few weeks.
Active inventory continues to fall short and is down 24% from a year ago. An expanding number of new listings had helped stem overall inventory declines, but this week’s slip put that improvement on pause. After shrinking for 21 weeks in a row, overall inventory declines steadied this week at 24 percent. Buyers are still actively looking for homes, ensuring that homeowners deciding to sell will see interest.
