The National Association of Realtors (NAR) surveyed buyers across the nation over the past several years and asked them what was the most important features they had looked for when purchasing a home.
Among all 33 home features in the survey, central air conditioning was the most important to the most buyers; 65 percent of buyers considered this feature very important. The next most important feature was a walk-in closet in the master bedroom; 39 percent of buyers considered this feature very important. Closely behind was having a home that was cable-, satellite TV-, and/or Internet ready, as well as an en-suite master bathroom.
In fact buyers valued central air enough to be willing to pay $2,520 more for a home that had this cooling feature, and buyers polled said they would be willing to shell out $1,350 more for a home that had walk in closets, which was another feature that ranked high on their wish list, coming in at number three. Buyers also stated a preference for homes less than five years old, and would spend just over $5,000 for a home that was of that age.
The survey showed some definite regional preferences. Northeastern home buyers valued hardwood floors more than buyers in other regions, and they also placed more importance on the presence of dining room in their home. Southerners typically purchased larger and newer homes, at an average of 2,000 square feet, as opposed to Northeastern homes that averaged 1,850 square feet.
First time home buyers and single women were the big audience for older homes, and 42% of buyers 55 and older preferred single level homes, as well as single women buyers.
Although 97% of home buyers said they were satisifed with their home purchase, most of them commented that they would prefer to have more closet and storage space in their new home.
