August continues the streak of 8 straight months where sales have exceeded the same month of 2013. The average selling price for August 2014 saw an increase of 28.9% over last year to $393,598. Closed sales rose 13% in August, increasing to 26, up from 23 last year. August represents only the second month in 2014, along with May, where the average selling price has bettered it’s counterpart of last year.
There were 23 single detached family homes sold with an average selling price of $415,550. This core category registered a leap of 18.0% compared to July 2013 when the average selling price for single family homes was $352,111.
There was an unusual amount of activity in homes priced at $400,000 and up, which accounts for the big movement in average price. There were 11 $400K plus homes sold in August with an average selling price of $573,045. Looking back at 2013 this $400K plus price rage accounting for 20.6% of all Nether Providence Twp sales, in August the category soared to 11 of 26 sales representing 42.3% of sales.
The higher price range also sold very quickly with the 11 homes averaging only 31 days on the market which is quite remarkable. Six homes were under contract in less than 14 days! These 11 homes also garnered 98.9% of original asking price, with 4 selling for over asking price.
The overall market averaged a respectable 75 Days On Market which is 33.0% quicker than last year. The effect of quicker sales is reflected in the healthy increases in the settled price to original price and settled price to last listing price ratios of 97.03% and 94.92% respectively.
