April recorded 18 closed transactions, 2 more homes than last April’s total. Reflecting tight inventory the average selling price gained 14.0% over last year rising to $368,299. Homes averaged just 13 days on the market before going under contract.

Ten single family homes sold for an average price of $599,900 during the month and averaged just 10 Days On Market. Last April 9 single family homes sold for an average price of $464,667.

201 Woodward Road had the highest selling price for the month at $997,500.

Amid a challenging purchasing environment buyers signed contracts for 9 homes during April, 6 singles, 2 townhouses, and 1 twin home – with an average asking price of $456,378 and an average of 17 Days On Market.

Future settlements – 18 in May, 13 in June, 4 in July, and 4 others spread over the remaining months of 2022.

After the first 4 months of 2022 a total of 69 homes have sold surpassing last year’s volume by 17 homes. The average sales price has gone up $82,840 to $455,620 from last year when it stood at $372,780 representing a 22.2% increase.

March 2022 saw quite a comeback in activity compared to last year. Twenty four homes sold in Wallingford PA during March 2022, compared to just 6 closed transactions last March. The average selling price soared 36.1% over last year rising to $498,120.

A total of $11,954,874 in real estate transferred during the month.

Fifteen single family homes sold for an average price of $588,542 during the month and averaged 42 Days On the Market. Last March 4 single family homes sold for an average price of $463,875 and spent an average of 38 Days On the Market.

205 Linden Lane had the highest selling price for the month at $1,100,000.

Buyers signed contracts for 20 homes during March, 13 single family homes, 4 townhomes, 2 condos, and 1 twin – with an average asking price of $444,470 and an average of just 7 Days On the Market.

Nine single family homes sold for an average price of $501,222 during the month and averaged 22 Days On the Market. Last February recorded 5 single home sales selling for an average price of $523,800 and spent an average of 84 Days On the Market.

507 Moylan Avenue had the highest selling price of the month at $1,200,000.

Fourteen listings went under contract during the month – 11 single family homes, 2 townhouses, and 1 condo – with an average asking price of $548,239 and an average of 15 Days On the Market.

There are 33 future settlements scheduled – 15 in March, 6 in April, 4 in May, and 8 new homes at Media Walk scheduled to settle from June to December.

January sales consisted of 9 single family homes, 1 townhouse, and 1 row home. A total of $4,672,000 in real estate changed hands during the month.

January’s 8 single family homes sold for an average price of $545,750 and averaged 49 days on the market. Last January 15 single family homes sold for an average price of $474,013 and averaged just 22 days on the market.

The year 2021 closes out with 13 home sales in Wallingford PA in December – 5 less than last December. The average selling price rose 24.8% to $496,152 from $397,494. Sales consisted of 9 single family homes, 1 condo, and 1 twin. Homes sold during the month spent an average of just 14 days on the market with 8 homes selling in less than 14 days..

December’s 9 single family homes sold for an average price of $607,713 and averaged 17 days on the market vs an average selling price of $473,115 and 50 days on the market in 2021.

104 Sycamore Lane had the highest selling price for the month at $1,038,000.

Fourteen listings went under contract during the Holiday season – 8 single family homes, 3 condos, and 3 townhomes – with an average asking price of $522,936 and spending an average of 25 Days On the Market.

There are 13 settelments scheduled in January, 9 in February, 3 in March, 1 in June, 3 in July, and 1 in August. Some of the scheduled settlments seem to be in the distant future – they are homes that are under contract in the new construction development of Media Walk – some of which have not started constuction yet.
