June sales this year rebounded to a “normal” level of activity with 33 homes settling during the month. That maybe he only metric that can be termed normal for the activity during the month.

Highlights:

– Homes sold for as much as 28% over asking price – 207 Sykes Lane sold for $136,000 over asking price

– On average homes that sold in June sold for 104.2% of asking price

– The average Days On Market was 13

The average sales price in June was $486,827, which represents a 16.2% increase compared to last year. Inventory continued to be low with 12 to 16 houses being on the market at anytime during the month. June’s 33 sales consisted of 22 single family homes, 5 townhomes, 4 condos, and 2 twins.

A total of $16,065,300 of real estate changed hands this month – contrast that to last year’s total of $5,866,399 and the impact of the pandemic on last year’s activity can be easily seen.

There were 22 single family homes sold in June – compared with 10 last June – with an average price of $611,950, a price that is over $100K higher than last year. Singles averaged 17 days on the market.

The highest selling price for the month was $905,000 for 6 Kelly Lane. 

A total of 22 homes went under contract during June 2021 with an average asking price of $392,909. Thirteen singles, 4 townhouses, 3 twins and 2 condos were sold during the month.

There are 24 settlements scheduled in July, 7 in August, 1 in October, 3 in December, and 2 in 2022

At the mid point of the year sales are up 15.2% compared to 2020’s first 6 months with 106 closed transactions versus 92 during the first half of last year. The average sale price has increased 16.8% over last year averaging $410,572.

This year’s activity has been depressed due to a lack of housing inventory. The average selling price rose 14.4% over last year to $365,917.
