Wallingford PA Real Estate – First Quarter 2013 Review

The first quarter of 2013 in Wallingford PA saw a total of 26 homes sold, which matches the sales total for the first quarter of 2012. However there was a marked increase in the average price this year. The average sales price jumped to $356,052, which is a $133,650 increase over last year’s average price.

2012 saw 6 of 26 homes selling during the quarter settling for under $100,000, which accounts for much of that jump in average price. yrar over year. This year the lowest priced home sold for $105,00, and there was a decent amount of upper end activity contributing to the increase.

It took a shorter time to sell a home this year, 41 days less on average that last year when Days On Market averaged 182.

From a pricing standpoint the average home sold during the quarter averaged 90.01% of the original asking price – it stood at 82.34% last year. While this indicates a closer alignment of initial asking prices to what buyers are offering, there is room for improvement. Of all the homes sold during the quarter 24 of the 26 listings had at least one price reduction prior to selling, only 2 sold for the initial list price.

It continues to be all about the price!

The 4th Quarter Produced Mixed Results

Sales of Wallingford PA homes increased slightly in the 4th quarter of 2012 when compared to the same period of last year – 37 this year versus 34 in the 4th Quarter of 2011.

These results restores the quarterly increases that stopped with the 3rd quarter 2012. The 1st and 2nd quarter of 2012 saw increases in the number of sales as well when compared to last year. However it was not a particularly good quarter in terms of average and median prices, but positive in the number of days on market.

Days On Market decreased – from 151 last year to 98 this year.

Sales by month during the 4th Quarter 2012:

– October – 15 sales

– November – 11 sales

– December – 11 sales

Home prices ranged from a low of $38,000 to a high mark of $844,900 for the quarter.

To summarize the 4th quarter 2012 it took less time to sell your Wallingford home, but the selling price was dramatically less than last year on average.

Sales of Wallingford PA homes decreased slightly in the 3rd quarter of 2012 when compared to the same period of last year – 42 this year versus 45 in the 2nd Quarter of 2011.

These results signal the end of a string of quarterly increases in sales stretching back to last year. It was not a particularly good quarter in terms of average price, and Days on Market as well.

Condominium and townhouse prices averaged $152,750, while single family homes averaged $284,038.

The average price of all Wallingford PA homes sold for the period of July through September, showed a dip of 6.9% over last year. Days On Market increased – from 83 last year to 118 this year.

There were 19 Wallingford PA homes sold in July 2012, 15 in August 2012, and 8 sold in September 2012, wrapping up the quarter.

Home prices ranged from a low of $31,000 to a high mark of $600,000 for the quarter.

2nd Quarter Wallingford Homes Sales Incresase 25.6% Over Last Year

Sales of Wallingford PA homes increased 25.6% in the 2nd quarter of 2012 when compared to the same period of last year in terms of number of homes sold – 49 this year versus 39 in the 2nd Quarter of 2011.

Condominium and townhouse prices averaged $181,636, while single family homes averaged $332,300.

The average price of all Wallingford PA homes sold for the period of April through June, showed a small 0.73% increase over the same time last year.

Days On Market decreased from 182 last year to 152 this year.

Interest rates continue to set record lows during the quarter, last week the average rate for a 30 year fixed rate mortgage was 3.62%.

There were 14 Wallingford PA homes sold in April 2012, 18 in May 2012, and 17 sold in June 2012 wrapping up the quarter.

Home prices ranged from a low of $42,000 to a high mark of $875,000 for the quarter.

At the mid pont of the year 2012 the number of Wallingford PA homes sold has increased from 57 to 75 for the same period when compared to last year. The average price has fallen from $296,006 to $272,105, a decrease of 8.1%

1st Quarter Wallingford Homes Sales Incresase 38% Over Last Year

Sales of Wallingford PA homes posted a strong showing in the 1st quarter of 2012 when compared to the same period of last year in terms of number of homes sold – 25 this year versus 18 in the 1st Quarter of 2011.

Condominium and townhouse sales activity in the quarter was very weak. There was one 1 condominium unit at Crum Creek Valley sold, and no townhouses sold in the first 3 months of this year.

The interest in local townhouses in Putnam and Weston Villages has been noticeably low for quite some time now. The inability of buyers to obtain FHA financing for local townhouse communities plays a big factor here. Weston Village lost it’s FHA approval last summer, and sales have suffered as a result.

The average price of Wallingford PA homes for the period of January through March, showed a steep drop of 22.2% over the same time last year.

Much of this decline can be attributed a larger number than usual of homes selling at $100,000 or lower. Last year there were 2 homes in this category, this year there were 6. This was also reflected in the median price in the 1st Quarter 2011 registering at $212,000 versus $253,900 in 2011.

Days On Market was just slightly higher than last year, 181 compared to 172 last year.

Interest rates remained at record low levels, and the affordability of homes has also reached record levels, but these favorable conditions have not generated the anticipated buyer interest.

There were 6 Wallingford PA homes sold in January 2012, 9 in February 2012, and 10 sold in March 2012 to finish up the quarter.

Home prices ranged from a low of $45,100 to a high mark of $545,000 for the quarter.

Initial asking prices continue to indicate overpricing relative to the market, evidenced by sold prices being only 83.07% of original asking price. It would be safe to say that most sellers do not anticipate having to reduce their initial asking price by almost 17% in order to get a buyer. A 16.93% decrease amounts to a selling price of $220,497, based upon the average original price of $266,436 for the quarter – a dollar amount of $44,939!
