The 1st quarter of 2023 in Wallingford PA saw a total of 33 homes sold, a decrease of 18 homes over last year. Limited inventory led to the average sales price decreasing 14.3% to $387,268 from last year where it stood at $454,415. There was a notable shift downward in sales prices with the $200K to $300K range being predominate this year as opposed to last year when the $500K to 600K range dominated.

A total of $12,779,857 of real estate changed hands during the quarter.

The core category of single family homes recorded just 18 sales, down from 32 last year, with an average selling price of $495,028 compared to last year’s average selling price of $523,286 .

Days On Market averaged 39, increasing 9 days from last year when it stood at 30.

January recorded 9 sales, February had 9 sales, and 15 homes were sold in March.

The highest priced home sold in the quarter was 504 Moylan Avenue which sold in February for $1,200,000.

A total of 45 homes sold during the 4th quarter of 2022 in Wallingford PA which fell short of last year’s tally by 5 homes. The average selling price saw a drop of 9.9% to $387,779 when compared to last year’s 4th quarter average. Three factors contributed to the erosion in average sales price:

The average sales price for single homes fell $94,466 to $470,704 – a 16.7% decrease
Sales in the $500K to $600K range fell from 11 sales last year to 2 sales this year
There were no $1M sales recorded

There were 24 Single family homes sales during the quarter vs 26 last year. The average selling price for singles also fell 16.7% to $470,704.

There were 14 sales in October, 18 in November, and 13 in December.

23 Brookside Road and 113 Avonbrook Road garnered the top selling price for the quarter at $800,000.

A total of 69 homes sold during the 3rd quarter vs 66 homes sold during the 3rd quarter of 2022 in Wallingford. The average selling price fell 6.1% compared to last year coming in at $408,560, largely due to the decrease in the number of single family homes sold – 46 last year vs 34 this year.

The 34 single family homes that sold during the quarter saw their average selling price increase by 4.4% compared to last year rising from $522,969 to $546,211. Single homes averaged just 9 days on the market during the quarter.

Sales for the year are ahead of last year by 5 homes with 176 Wallingford homes selling during the first 3 quarters of 2022. The average sales price for the first 9 months has increased 4.6% to $435,832 over last year for the July through September time frame.

There were 22 homes sold in July, 28 in August, and 19 in September.

The highest priced home sold in the 3rd quarter was 208 Hempstead Lane that sold for $1,087,250

The 2nd quarter of 2022 in Wallingford PA recorded 55 closed transactions vs 69 last year. The average sale price continued to rise climbing 6.5% over last year to $453,847.

Sellers reaped the benefits of a market with very limited inventory with 28 – 51% – of homes selling for more than the asking price. The ratio of selling price to original asking price was over 100% at 103.3%.

The core category of single family homes recorded 32 sales with an average selling price of $564,016 compared to last year’s average selling price of $565,485 when 41 single homes sold.

Days On Market averaged crept up by 1 day compared to last year to 13. Buyers were quick to contract with 60% over homes sold during the quarter selling in 7 days or less.

April recorded 18 sales, May had 16 sales, and 21 homes were sold in June.

The highest priced home sold in the quarter was 6 E Brookhaven Road which sold in May for $1,085,000.
