A total of 50 homes sold during the 4th quarter of 2021 in Wallingford PA which fell short of last year’s tally by 8 homes. The average selling price saw a small gain of 2.4% rising to $430,318 when compared to last year’s 4th quarter average.

Single family homes sales dropped significantly compared to last year with 26 singles being sold during the quarter vs 42 last year. However the average selling price for singles climbed 11.2% to 656,170. Continued limited inventory drove prices higher – 14 singles sold at list price or above.

There were 25 sales in October, 12 in November, and 13 in December.

The highest priced home sold was 104 Sycamore Lane that sold in December for $1,038,000.

The 46 single family homes that sold during the quarter saw their average selling price increase by 19.2% compared to last year rising from $522,969 to $438,666. Single homes averaged just 12 days on the market during the quarter.

Sales for the year are ahead of last year by 6 homes with 171 Wallingford homes selling during the first 3 quarters of 2021. The average sales price for the first 9 months has increased 14.1% to $416,808 over last last year for the July through September time frame.

The 2nd quarter of 2021 in Wallingford PA staged quite a recovery over last year posting 69 closed transactions vs 38 last year in a market restriced by the pandemic. The average sale price rose a healthly 11.2% over last year to $425,957.

Sellers reaped the benefits of a market with very limited inventory with 39 homes selling for more than the asking price and overall homes averaged just 12 Days On Market. The ratio of selling price to original asking price was over 100% at 102.9%.

The amount of real estate that changed hands during the quarter more than doubled over last year rising to $29,391,000.

The core category of single family homes recorded 41 sales with an average selling price of $565,485 compared to last year’s average selling price of $450,652 when 29 singles homes sold.

Days On Market averaged just 12 days vs 14 last year.

April recorded 16 sales, May had 20 sales, and 33 homes were sold in June.

The highest priced home sold in the quarter was 108 Avonbrook Road which sold in April for $950,000.

The 1st quarter of 2021 in Wallingford PA saw a total of 37 homes sold, a decrease of 17 homes over last year. As buyers chased limited inventory the average sales price increased 15.7% to $381,882 from last year where it stood at $330,014.

A total of $14,129,642 of real estate changed hands during the quarter.
