During the 2nd quarter of 2014 in Wallingford PA there were a total of 75 closed sales, a heathly 19.05% increase and 12 homes better than last year. On the positive side Days On Market for the market as a whole fell by 22.2% to 94 days with townhomes representing the fastest selling category with an average of 49 Days On Market.
At halftime of 2014 Wallingford PA has seen closed sales rise from 90 in 2013 to 114 this year – a 26.7% jump in homes sold, but this is accompanied by a drop in the average selling price from $324,437 at mid year 2013 to $284,593 this year. This $39,844 drop in average selling price represent a 12.28% drop in the average selling price year over year.
May 2014 was the sole month were the average price was in positive territory compared with last year during the first half of 2014, the other 5 months prices were down by as much as 33.5% relative to the same month of 2013.
There were 20 closed sales in April, 22 in May, and 33 in June which was the best June in units since 2008.
