Weekly Update For Wallingford, PA 19086 Real Estate

Fannie Mae reported yesterday that its monthly National Housing Survey (NHS) portrayed increasing optimism as both employment and overall economic figures improved. More respondents reported their own financial situations were improving and attitudes toward housing also brightened.

The share of respondents who said their household income is significantly higher than it was 12 months ago rose 4 points to 29%, and the share expecting their personal financial situation to improve over the next year increased to 48% – both all-time survey highs. At the same time the number of consumers who see this as a good time to buy a home rose 3 percentage points and those seeing it as a good time to sell rose 4 to scores of 67 and 44 respectively. The latter number is an all-time survey high.

According to research by the National Association Or Realtors (NAR) 74.6 million Americans households own their homes while 42 million are among the ranks of tenants. This correlates to a 63.9% homeownership rate in the 4th Quarter of 2014, marking the lowest rate of homeownership in two decades. At it’s peak during the housing bubble the ownership rate topped out at 69.4%.

This represents a drop of 1 million home owners since the peak, and an increase in renter households of almost 10 million. Predictions are for a further drop in ownership before plateauing in upcoming years.

The number of seriously underwater properties decreased by 2.2 million in 2014, which is down from the peak of 5.8 million homes with negative equity in the 2nd quarter of 2012, according to RealtyTrac.

At year’s end 2014 the end of the year there were approximately 7,052,570 U.S. residential properties seriously underwater – where the combined loan amount secured by the property is at least 25 percent higher than the property’s estimated market value – representing 13 percent of all properties with a mortgage.

In more positive news there were 11,249,646 equity rich U.S. residential properties with at least 50% positive equity at the end of 2014, representing 20% of all properties with a mortgage. That was up nearly 2.2 million from 9,097,325 equity rich properties at the end of 2013.

About 273,000 homes returned to positive equity in the third quarter of 2014, bringing the total to 44.6 million of all properties with a mortgage, according to a newly released equity report from CoreLogic using data from the third quarter of 2014. That number represents around 90% of all mortgaged properties nationwide.

The largest declines in the negative equity share of home owners occurred in Nevada, Georgia, Michigan, and Florida.
