Buyers have been lured into the market with the prospect of the lowest mortgage rates on record during the last few years, but the Federal Reserve has already given plenty of signals that will soon come to an end.

Mortgage rates are already inching up, ever-so-slightly. From January to June, the 30-year fixed-rate mortgage climbed from 3.7% to 4.2 %. Mortgage rates recently have been hovering around 4%.

A 6% interest rate is “normal,” and rates are not expected to hit that point in the next two years, however. Interest rates are predicted to climb to around 5.5% by 2017.

For now, mortgage rates remain low, and in 80 percent of the U.S. markets, it’s more affordable to buy a home than rent, according to realtor.com®.

The supply of homes for sale nationally in June fell 6.5% from a year ago, according to a new report from Zillow.

Millions of homeowners still owe more on their mortgages than their homes are worth, or they don’t have enough equity in their homes to afford to move up, leaving them unable to list their homes for sale. Still other potential move-up buyers are afraid they won’t be able to find a home to buy, so they stay where they are.

Inventory levels in Wallingford are slightly lower than last year at this time. In 2014 there were 91 homes on the market, only 4 more than today.

Nationwide, the number of all-cash sales making up transactions has plummeted since peaking in January 2011 when cash transactions made up 46.5% of total home sales nationally. Now, that percentage has dropped to 33.7% of total home sales, according to CoreLogic’s cash sales report.

The year-over-year share of cash sales has fallen each month since January 2013.

Despite the declines, cash sales still remain elevated by historical standards. Prior to the housing crisis, cash sales made up about 25% of home sales, according to CoreLogic. If cash sales continue to fall at the most recent pace, the share should hit 25% by mid-2017.

Following the nationwide trend of declining cash purchases, cash sales accounted for 21.8% of home sales in Wallingford during the first 6 months of 2015, down from 28.8% of sales for the calendar year 2014.
