The share of all cash sales continue to fall in December along with the volume of distressed property sales. CoreLogic said on Monday that 35.5% of total home sales in December were all cash, down from 38.5% from December 2013 and 0.5% lower than just a month before. The share of cash sales has fallen year-over-year since January 2013, making December the 24^th straight month of declines. In December both Alabama and Florida recorded cash sales accounting for over half of the transactions at 52.2% and 50.3% respectively.

Cash sales peaked at 46.5% of all sales in January 2011 and are now about half-way back to the historical average that existed prior to the housing crisis which is approximately 25%.

Locally in Wallingford cash sales have accounted for 25.0% of sales in 2015, 28.9% of sales during the year 2014, and 21.0% in 2013.

The sales, which include completed sales of single-family homes, townhouses, condominiums, and co-ops, were down 4.9% from December’s 5.7 million rate to a seasonally adjusted annual rate of 4.82 million. This rate of sales was the slowest since May 2014 when the annual pace was 4.90 million.

Looking at a bigger picture for January, home sales, excluding condominiums, in Delaware County were up a robust 21% with 322 homes settling during the month compared to 266 in January 2014. The average selling price also rose posting a 5.4% increase from an average selling price of $185,000 last year to $195,000 this year.
