Pending home sales – a forward-looking indicator based on contract signings – inched up in the final month of December, mostly due to a substantial increase in sales in the Northeast, according to the National Association of REALTORS®’ latest reading, released Thursday.

Contract signings were up just 0.1% nationwide to 106.8 in December, but are now 4.2% higher than a year ago. For 16 consecutive months, NAR’s Pending Home Sales Index has seen year-over-year increases. Contract activity closed out 2015 on stable footing but did lose some momentum in December, with the Northeast being the exception.

In spite of the January snowstorm 14 Wallingford homes went under contract during January making for a strong start to 2016.

According to the National Association of REALTORS® (NAR) existing-home sales – which are completed transactions for single-family homes, townhomes, condos, and co-ops rose 14.7% month-over-month to a seasonally adjusted annual rate of 5.46 million in December. Sales nationally are now 7.7% above a year ago.

That marks the best year of existing-home sales since 2006, though it’s still well below the record for that year, which was a whopping 6.48 million.

Wallingford sales for 2015 actually surpassed that often cited banner year of 2006. There were 208 Wallingford homes sold in 2006, while 2015 recorded 214 sales. However prices are still below that national record year – the average selling price locally in 2006 was $326,432 vs 308,403 in 2015 – representing a 5.5% decrease.

Mortgage rates continue to defy forecasts, as the 30-year fixed-rate mortgage falls even lower this week. This marks the second consecutive week where 30-year fixed-rate mortgages declined. Turbulence in worldwide financial markets and sagging oil prices have exerted a downward drag on US Treasury yields and consequently mortgage rates.

The average rate for a 30 year fixed mortgage fell from 3.97% last week to 3.92% this week.
