Homeowners continue to see home values increase, along with their equity. Metro home prices nationwide saw an increase of nearly 4% in the first quarter. The national median existing single-family home price was $254,800 in the first quarter, the National Association of REALTORS® reported Tuesday.

Single-family home prices rose in 86% of measured markets in the first quarter; 13 metro areas saw double-digit increases.

Higher home prices caused affordability to decrease from last year, even though family median incomes rose to $77,752 in the first quarter, NAR reports. A buyer making a 5% down payment would need an income of $60,143 to purchase a single-family home at the national median price; a buyer making a 10% down payment would require an income of $56,978; and a buyer making a 20% down payment would need $50,647.

A majority of homeowners recently surveyed say they believe owning a home isn’t as difficult as renting, according to a new survey from LendingTree, an online loan marketplace. Only 15% of homeowners believe renting is easier than owning a home, compared with 67% of more than 2,000 homeowners who said owning is easier, the survey found.

For the most part, the longer homeowners have been in their homes, the more likely they are to believe owning is easier, according to the study. For example, nearly 72% of homeowners who have spent seven to nine years in their home say owning is easier than renting.

Homeowners have been less transient the last few years. In the first quarter of 2019, homeowners who sold their homes had owned them an average of 8.05 years, down slightly from a record high of 8.17 in the fourth quarter of 2018, reports real estate research firm ATTOM Data Solutions. Still, that’s up a 7.75 year average recorded a year ago.

Prior to the Great Recession, from the first quarter of 2000 to the third quarter of 2007, homeownership tenure averaged just 4.21 years. Homeowners who stay longer, however, are seeing higher gains at resale. In the first quarter of this year, home sellers pocketed an average price gain of $57,500 since their purchase, which is an average 31.5% return on the purchase price, ATTOM Data Solutions reports

The Tax Cuts and Jobs Act, an overhaul of the U.S. tax code enacted in 2017 that puts a cap on some deductions for homeowners, has “negatively impacted the housing market” by tamping down sales volume, according to a new study from the New York Federal Reserve. A slowdown in home sales from late 2017 through the third quarter of 2018 can be partially attributed to the changes in the tax law, in addition to interest rate hikes during that time, the study notes.

Lawrence Yun, chief economist for the National Association of REALTORS®, said in NAR’s March existing-home sales report that tax policy changes continue to impact some markets. “The lower-end market is hot while the upper-end market is not,” Yun noted. “The expensive home market will experience challenges due to the curtailment of tax deductions of mortgage interest payments and property taxes.”

Existing-home sales fell 4.9% in March, with all four major regions of the U.S. seeing a decline, the National Association of REALTORS® reported Monday. The drop follows a surge in sales the previous month. “It is not surprising to see a retreat after a powerful surge in sales in the prior month,” says NAR Chief Economist Lawrence Yun. “Still, current sales activity is underperforming in relation to the strength in the job markets. The impact of lower mortgage rates has not yet been fully realized.”

Total existing-home sales – completed transactions for single-family homes, townhomes, condos, and co-ops – dropped 4.9% from February to a seasonally adjusted annual rate of 5.21 million in March. Sales are down 5.4% from a year ago, NAR’s data shows.
