More new housing is coming to the market in 2022.

According to the National Association of Home Builders, single-family housing starts grew in November, despite continuing challenges in both supplies and labor. Housing starts grew 11.8% to a seasonally adjusted annual rate of 1.68 million. This raises housing starts 15.2% year over year. There are now 752,000 single-family homes under construction, up 28% from a year ago.

However, supply chain issues are still causing issues in the industry, there are 152,000 homes that have been authorized to start, but construction has yet to begin due to lack of supplies. This is an increase of 40.7% from a year ago. Yet, single-family builder confidence remained stable throughout December, down slightly from November due to repeated concerns about supply chain issues and labor shortages, both of which are expected to slow down in 2022. Overall, permits are up 13.6% year over year in the Northeast.

November foreclosure filings decreased 5% from October, but are up 94% from last November.

According to ATTOM’s November 2021 U.S. Foreclosure Market Report, 19,479 properties had a foreclosure filing in November, marking the seventh month in a row of year over year increases. As a reminder, there was an eviction mortarium still in place November 2020, which ended in August 2021, which helps account for the large annual jump. Across the country, one in every 7,055 properties had a foreclosure filing, compared to October, when one in every 6,675 properties had a foreclosure filing.

Foreclosure starts also saw a monthly decrease, but an annual increase. Approximately 10,471 properties had the foreclosure process started in November, down 3% from October, but up 99% year over year. Repossession numbers also dropped from October. The report found that lenders repossessed 2,292 properties, down 24% from October, which is the first month since May to see a drop. However, annually, repossessions were up 14%.

In Wallingford there were no foreclosure sales recorded in the MLS through December 27, 2021 of the 219 sales recorded. There were 3 short sales among the sales for the year.

Home inventory has grown even more scarce as the number of houses on the market reached an all-time low last month, Redfin reports.

The seasonally adjusted number of homes for sale was 18% lower in November than it was at the same time last year, according to a new report from Redfin’s data team.

This tighter inventory was part of a broader picture that drove home prices 15% higher than their November 2020 levels, reaching a median sale price of $383,100 in November.

“I wish I had better news for homebuyers this holiday season, but in many ways the housing market is more challenging than ever,” Redfin Chief Economist Daryl Fairweather said in the report. “At least buyers have the benefit of low mortgage rates. But by next year, inflation may spread to more consumer goods.”

For the second consecutive year, these numbers defy traditional expectations of a steep seasonal slowdown in the home market in the late fall and winter months.

Homeowners continue to build wealth. Home price growth is reaching the highest level in more than four decades, pushing equity gains to a record high.

The average home equity gained between the third quarter of 2020 and the third quarter of 2021 is about $57,000, CoreLogic reports.

“Not only have equity gains helped homeowners more seamlessly transition out of forbearance and avoid a distressed sale, but they’ve also enabled many to continue building their wealth,” says Frank Martell, president and CEO of CoreLogic.

Overall, homeowners with mortgages have seen their equity increase by a total of $3.2 trillion since the third quarter of 2020 – a jump of 31.1% year over year, CoreLogic reports.

California, Hawaii, and Washington posted the largest equity gains in the third quarter year over year, up $118,700, $112,700, and $96,000, respectively, CoreLogic reports. On the other hand, North Dakota posted the lowest average equity increases at $15,400.
