September 2023 sales fell short of last year’s total by 8 homes with 11 closed transactions. The average price came in at $431,432 compared to last year when the average selling price was $483,219 representing a 10.7% decrease. September sales consisted of 8 single family homes, 2 condos, and 1 twin.

Twelve single family homes sold for an average price of $506,625 and averaged 57 days on the market. Last September posted 12 single family homes sales with an average price of $594,805 and 13 days on the market.

905 Heathdale Lane and 6-9 Chestnut Parkway Hempstead Lane had the highest selling price for the month at $750,000.

Five listings went under contract during the month (12 last year) – 2 single family homes, 2 townhomes, and 1 condo with an average asking price of $430,600 and an average of 9 Days On Market.

There are are 8 settlements scheduled in October – last year there were 17, 8 in November, and 1 in December.

The 30-year fixed mortgage interest rate now sits at 7.49%, up from 7.31% last week. For buyers who are purchasing the median priced existing-home of $407,100, this is a monthly mortgage payment of $2,275.

As mortgage interest rates continue to sit at a 23-year high, it is striking to consider a home buyer who purchased in January 2021, when rates were 2.65%. The same home buyer who purchased at $400,000 at that time would pay $1,289 a month for a mortgage, compared to a buyer purchasing today paying $2,235 a month. The difference of $946 could be used for utilities, food, commuting expenses, student debt payments, and for many households the sum total of all expenses.

It is hard to imagine a seller making a move today unless they had a compelling reason to, such as a new significantly higher paid job across the country, a divorce or death, or paying in cash for their next home. For all other households, carpools and remodeling may be the alternative solutions.

September – School Is Open!

The average sales price for August 2023 came in at $514,512 representing a 40.3% increase compared to last year. The large jump in average selling price can be attributed to a shift in condo sales. Last year 10 condos sold during August vs just 2 condos sold this August.

The 21 sales were comprised of 12 single family homes, 2 condos, 2 townhomes, and 5 twin homes.

Nine single family homes sold during the month for an average price of $739,813 and averaged 25 days on the market. Last August 10 single family homes sold for an average of $550,556 with just 7 days on the market on average.

The highest selling price for the month was $1,825,000 for 101 E Brookhaven Road.

Seven homes went under contract during the month – 6 single family homes and 1 condo. The average asking price was $385,180 and these listings averaged 10 days on the market.

Upcoming settlements – 9 in September. Very unusual to have so few future settlements on the books.

With 4 months remaining in 2023 there have been 110 transactions this year with an average sales price of $459,772 and 27 days on the market. Last year the total was much higher with 157 transactions average $430,001 and 18 days on the market.
