Wallingford PA Real Estate – 2nd Quarter 2023 Review

The 2nd quarter of 2023 in Wallingford PA recorded 49 closed transactions vs 56 last year. The average sale price continued to rise climbing 6.7% over last year to $482,495.

Sellers reaped the benefits of a market with very limited inventory with 36 of the 49 homes sold (73%) – of homes selling at or over the asking price.

The core category of single family homes recorded 36 sales with an average selling price of $552,928 compared to last year’s average selling price of $557,955 when 33 single homes sold.

Days On Market averaged crept up by 10 days compared to last year to 13. Buyers were quick to contract with 59% of homes sold during the quarter going under contract in 7 days or less.

April recorded 13 sales, May had 21 sales, and 15 homes were sold in June.

The highest priced home sold in the quarter was 215 Wisteria Lane which sold in May for $1,115,000.

The average sales price in June was $483,262, which represents a 13.6% increase over last year. June’s 15 sales consisted of 11 single family homes, 2 condos, and 2 twins. The number of homes sold decreased by 7, from 22 last June to 15 this year.

With just 15 settlements this month, in what is typically the busiest month of the year, sales volume is running significantly lower than the 5 year average of 28 June settlements.

There were 11 single family homes sold in June with an average price of $570,811. Singles averaged 24 days on the market.

The highest selling price for the month was $915,000 for 41 S Providence Road.

A total of 18 homes went under contract during June 2023 with an average asking price of $444,572. Twelve singles, 3 townhouses, 2 twins and 1 condos were sold during the month.

There are 12 settlements scheduled in July and 6 in August.

At the mid point of the year sales are tracking well behind 2022’s first 6 months with 82 closed transactions versus 107 during the first half of last year. The average sale price has decreased 2.0% over last year averaging $444,172.
