April recorded 13 closed transactions, 5 less transactions than last April’s total. The average sales price fell 19.2% slipping to $370,905. Homes averaged just 18 days on the market before going under contract.

Seven single family homes sold for an average price of $525,643 during the month and averaged 20 Days On Market. Last April 10 single family homes sold for an average price of $599,900.

114 Blackthorn Road had the highest selling price for the month at $755,000.

Amid a challenging purchasing environment buyers signed contracts for 12 homes during April, 10 singles, 1 condo, and 1 twin home – with an average asking price of $485,942 and an average of 39 Days On Market.

Future settlements – 18 in May, 7 in June, and 1 in July.

After the first 4 months of 2023 a total of just 46 homes have sold falling behind last year’s pace by 23 homes. The average sales price has fallen $73,976 to $382,644 from last year when it stood at $455,620 representing a 16.2% decrease.
