The National Association of REALTORS® reported that home prices continued to rise in the third quarter of 2022. Forty-six percent of the metro markets posted double-digit annual price appreciation this quarter compared to 80% in the previous quarter. National median prices rose 8.6% year over year to $398,500. While median home prices rose by 8.6%, year-over-year price appreciation decelerated compared to the previous quarter’s 14.2%.

This quarter’s monthly mortgage payments on a single-family home increased to $1,840 compared to $1,226 from a year ago. Qualifying median family incomes rose to $88,331 compared to the second quarter of 2022, which was $88,200, and $58,826 a year ago. The effective 30-year fixed mortgage rate increased to 5.65% in the third quarter of 2022 compared to 2.92% one year ago.

October saw a sharp decline in sales year over year with 14 closed transactions vs 25 last year. The average selling price came in at $423,357 was $36,351 higher than last year’s average and amounted to a 9.4% increase. Sales this month consisted of 8 singles, 3 townhouses, 2 twins, and 1 condo.

Eight single family homes sold in October with an average price of $527,375 – a slight increase in price of just under 1% compared to last year – and averaged 15 days on the market, with 5 singles selling in 7 days or less.

113 Avonbrook Road had the highest selling price for the month at $699,000.

After 10 months of the year the number of closed transactions stands at 190 vs 197 for the same time period last year. The average selling price for the first 10 months of this year stands at $434,913 vs $415,732 last year, which represents a 4.6% increase.
