Five fewer homes sold in July 2022 compared to last year. The average selling price came in at $496,346 which represents a 9.0% drop year over year. Homes continue to sell quickly with the homes that settled in July averaging just 11 days on market.

July’s 22 sales consisted of 13 single family homes, 4 townhomes, and 5 condos.

There were 13 single family homes sold in July – compared with 16 last year – with an average price of $498,346, a price that is just shy of $70K less than last year. Singles averaged 7 days on the market.

The highest selling price for the month was $742,500 for 406 Briarwood Road.

A total of 22 homes went under contract during July 2022 with an average asking price of $382,366. Eight singles, 8 condos, 3 townhouses, and 3 twins were sold during the month.

There are 31 settlements scheduled in August, 5 in September, 5 in October, 1 in November and 2 in December.

Seven months into the year sales are up down 1 home compared to 2021’s first 7 months with 128 closed transactions versus 129 last year. The average sale price increased 6.9% over last year averaging $446,589.
