The 2nd quarter of 2022 in Wallingford PA recorded 55 closed transactions vs 69 last year. The average sale price continued to rise climbing 6.5% over last year to $453,847.

Sellers reaped the benefits of a market with very limited inventory with 28 – 51% – of homes selling for more than the asking price. The ratio of selling price to original asking price was over 100% at 103.3%.

The core category of single family homes recorded 32 sales with an average selling price of $564,016 compared to last year’s average selling price of $565,485 when 41 single homes sold.

Days On Market averaged crept up by 1 day compared to last year to 13. Buyers were quick to contract with 60% over homes sold during the quarter selling in 7 days or less.

April recorded 18 sales, May had 16 sales, and 21 homes were sold in June.

The highest priced home sold in the quarter was 6 E Brookhaven Road which sold in May for $1,085,000.

The average sales price in June was $428,437, which represents a 12.0% idecrease compared to last year. Inventory continued to be low with 12 to 16 houses being on the market at anytime during the month. June’s 21 sales consisted of 11 single family homes, 5 townhomes, 3 condos, and 2 twins. The number of homes sold decreased by 12 from 33 last June to 21 this year.

There were 11 single family homes sold in June – compared with 22 last June – with an average price of $525,364 – $86,586 less than last year. Singles averaged 19 days on the market.

The highest selling price for the month was $855,000 for 227 Rogers Lane.

A total of 21 homes went under contract during June 2022 with an average asking price of $356,795. Eleven singles, 4 townhouses, 2 twins and 5 condos were sold during the month.

There are 24 settlements scheduled in July, 7 in August, 1 in October, 3 in December, and 2 in 2022

At the mid point of the year sales are up by 1 home compared to 2021’s first 6 months with 106 closed transactions versus 105 during the first half of last year. The average sale price has increased 12.0% over last year averaging $454,120.
