The average sales price in May 2022 was $481,363, which represents a 35.2% increase compared to last year. Units were down from 20 last year to 16 in 2022. Inventory continued to be low with 12 to 16 houses being on the market at anytime during the month. May’s 33 sales consisted of 11 single family homes, 3 condos, 1 townhome ,and 1 twin.

There were 11 single family homes sold in May – compared with 10 last May – with an average price of $570,045, a price that is over $60K higher than last year’s average. Singles averaged just 10 days on the market.

The highest selling price for the month was $1,085,000 for 6 E Brookhaven Road..

A total of 18 homes went under contract during June 2022 with an average asking price of $371,450. Nine singles, 4 townhouses, 3 twins, 3 townhouses, and 3 condos were sold during the month.

There are 24 settlements scheduled in June, 9 in July, 12 in August, and 1 in September, October and December.

For the first 5 months of the year sales are up 18.1% compared to 2021’s first 5 months with 85 closed transactions versus 72 during the first half of last year. The average sale price has increased 25.1% over last year awith an average sales price of $460,466. Average days on market came in at 22.

For weeks now, housing experts and economists have debated whether or not the country is in a housing bubble.

Home prices and mortgage rates have surged, while wages have trailed behind. Within the last year alone, home price growth, which has reached 20.6%, has become four times greater than income growth (which is a mere 4.8%). That means underlying economic forces in the market, such as incomes, are no longer able to support home prices in many places.

Mark Zandi, a Moody’s Analytics chief economist, told Fortune recently that a housing bubble would require both speculation-driven price growth and overvaluation – and overvaluation has now impacted over half of all U.S. housing markets, even though speculation-driven price growth isn’t at play in the U.S. (this time around).

It is reported that 67.9% of U.S. regional housing markets are now “overvalued,” as of the latest available data from March, meaning that incomes in those markets are no longer able to support home prices, according to an analysis provided to Fortune by real estate data firm CoreLogic.

The intense market competition of the last two pandemic-fueled years is finally beginning to slow down, according to a new report released Thursday by Seattle-based brokerage Redfin.

Nineteen percent of homesellers – or nearly one in five – dropped their listing price during the four-week period ending on May 22, 2022, marking the largest number of sellers to do so since pre-pandemic times in October 2019, Redfin reported.

During the four-week period ending May 1, just 15% of sellers dropped their asking price.

In addition, the typical listing’s time on market, the share of homes that have gone pending within one week, and the share of homes sold above-asking have all plateaued, another sign of the market cooling off. Mortgage purchase applications were also at the same rate as they were in June 2020 (down 16%year over year) and the number of buyers visiting and making offers on homes, according to the Redfin Homebuyer Demand Index, saw its largest annual decrease since April 2020, a decline of 12% year over year.
