Pending home sales rallied in October after a significant slump the month before, as the housing market kept churning along on one of its strongest years in recent memory.

The number of contract signings in October rose 7.5% after slipping in September, resting a bit below where they were the same time last year, according to the latest report from the National Association of Realtors. The previous month, pending sales had declined by 2.3%.

“The notable gain in October assures that total existing-home sales in 2021 will exceed 6 million, which will shape up to be the best performance in 15 years,” NAR Chief Economist Lawrence Yun said in a statement.

The trade group’s Pending Home Sales Index – which uses contract signings as a leading indicator for future home sales – was 125.2 last month, up 7.5% from the month before but down 1.4% from this time last year.

The monthly gain was modest, but still marked the second consecutive month in which the housing metric grew. Compared to the previous year, existing-home sales declined by 5.8%.

Investors purchased a record 18.2% of US homes, amounting to a new high of $63.6B in homes during the third quarter of 2021, according to a new Redfin analysis.

A record 18.2 percent of U.S. homes purchased during the quarter were snapped up by investors, up from 16.1 percent during the second quarter and from 11.2% the year before.

In total, investors bought 90,215 homes during Q3, an increase of 10.1% from Q2 and an increase of 80.2% year over year, marking the second-greatest annual gain ever recorded.

For this report, Redfin defined investors as “any institution or business that purchases residential real estate.”

The typical price of homes purchased by investors was $438,770, 5.3% higher than the same time in 2020.

In dollar amounts, investors purchased a record high of $63.6 billion in homes during the third quarter, up from $58.8 billion the quarter before and $35.7 billion the year before.

A whopping 76.8% of investor home purchases were paid in cash during the quarter.

The year to year price comparison is distorted by the decrease in the number of single family homes sold, 14 last year vs 10 this year and a shift to lower priced inventory types. The average sales price this year registered a 17.2% decrease compared to last October. Sales this month consisted of 10 singles, 6 twins, 5 condos, and 4 townhouses.

Ten single family homes sold in October with an average price of $522,600 and averaged 17 days on the market, with 6 singles selling in 7 days or less. Last October 14 single family homes sold for an average price of $571,679 and spent an average of 11 days on the market.
