Another month, another record-breaking rent price increase. According to the latest Single-Family Rent Index report from CoreLogic released on Tuesday, rent for a single-family home increased by 7.5% year over year in June. Last month, that number was at 6.6%.

Once again, such growth is unparalleled since 2005 in large part due to the inventory shortage affecting almost all of the country. According to CoreLogic’s analysis, 85 percent of renters would prefer a single-family home while the number of properties available has struggled to keep up with demand. This is causing the steep rise in prices observed most dramatically in cities like Phoenix, where prices rose 16.5% in June, and Las Vegas, where they rose by 12.9%.

Housing affordability continues to be a struggle for the real estate industry.

According to the NAHB/Wells Fargo Housing Opportunity Index, 43.4% of existing homes sold from the beginning of April through the end of June 2021 were not affordable to families who earned the median income in the country, which is $79,900. While 56.6% of existing homes sold in the second quarter were affordable, that is down 6.5% from 63.1% in the first quarter of 2021. The median home price skyrocketed to over $350,000 in the second quarter, an increase of $30,000 from the first quarter of 2021, making it the largest jump since the HOI was established in the first quarter of 2012. Housing affordability is now at its lowest level in nearly a decade.

The temperature of the market in July matched the mid summer weather – hot. There were 27 closed transactions during the month with the average selling price being $446,605 – which is a 2.0% decrease compared to last year.

Highlights:

– 16 homes – 59% – sold for over asking price

– 4 homes sold for asking price

– 7 homes sold below asking price

– On average homes that sold in July sold for 103.9% of asking price

– 17 homes sold in 7 days or less

– The average Days On Market was just 13

July’s 27 sales consisted of 16 single family homes, 4 townhomes, 4 twins, and 3 condos, with a total of $12,058,345 of real estate changing hands during the month.

There were 16 single family homes sold in July – compared with 20 last year – with an average price of $548,393, a price that is over $70K higher than last year. Singles averaged 15 days on the market.

The highest selling price for the month was $1,050,000 for 303 Copples Lane.

A total of 21 homes went under contract during July 2021 with an average asking price of $371,238. Fifteen singles, 3 condos, and 3 townhouses were sold during the month.

There are 16 settlements scheduled in August, 6 in September, 3 in October, 2 in December, and 6 new construction homes in 2022

Seven months into the year sales are up 14.8% compared to 2020’s first 7 months with 132 closed transactions versus 115 last year. The average sale price increased 11.1% over last year averaging $413,856.

More inventory may be on the way, thanks to the COVID-19 vaccine. Nearly one-third of agents reported that the vaccine is impacting the market, most specifically, that sellers’ health concerns about the prevalence of the virus and having people in and out of their homes is dropping. Nearly half of agents surveyed said they have seen sellers take advantage of the market even though they hadn’t planned to list and 48% said they anticipate more homes to hit the market over the summer and through the fall. Specifically, 61% said they think almost-retirees will move or downsize a little earlier than planned to earn more on the sale of their home and 59% said empty nesters will list earlier than expected and use the money to relocate. And with more companies going fully remote, 43% expect remote workers to list their homes and move somewhere less expensive.
