More inventory may be on the way, thanks to the COVID-19 vaccine. Nearly one-third of agents reported that the vaccine is impacting the market, most specifically, that sellers’ health concerns about the prevalence of the virus and having people in and out of their homes is dropping. Nearly half of agents surveyed said they have seen sellers take advantage of the market even though they hadn’t planned to list and 48% said they anticipate more homes to hit the market over the summer and through the fall. Specifically, 61% said they think almost-retirees will move or downsize a little earlier than planned to earn more on the sale of their home and 59% said empty nesters will list earlier than expected and use the money to relocate. And with more companies going fully remote, 43% expect remote workers to list their homes and move somewhere less expensive.

Sales climbed 22.9% year over year, up from 4.77 million in June 2020 as housing inventory has slowly improved in recent months. Total housing inventory at the end of June amounted to 1.25 million units

For the second quarter of 2021, median home prices of single-family homes are less affordable than historic averages in nearly two-thirds (61%) of counties in the U.S.

This is an increase of 13% year to year, and the highest point in two years, according to ATTOM Data Solutions’ 2021 U.S. Home Affordability Report. Affordability is determined by calculating the amount of income needed to meet monthly home ownership expenses, including mortgage, property taxes and insurance, on a median-priced single-family home (assuming a 20% down payment). Of 569 counties analyzed, 347 are less affordable than in the past. This comes as NAR announced that the median home price topped $350,000 for the first time in May.

The average national wage is $63,986, which means homeowners are spending 25.2% of their income on typical homeownership expenses, which is up from 22.7% last quarter and rose 3% year to year. The report noted that spending up to 28% is typically the highest point for lenders.

Widespread shortages on building materials continue to prompt home builders to raise their prices. Material prices have increased by 26% over the past year for building the same house, according to National Association of Home Builders data. That’s put pressure on new-home prices: In May, the median price of a newly built home was 18% higher than a year ago, at $374,400.

Material shortages have increased for appliances, paint, lumber, and more.

To help offset these higher prices, builders are raising their prices and pre-ordering items, according to the latest monthly survey of the NAHB/Wells Fargo Housing Market Index.

Forty-five percent of builders surveyed are also adding in price escalation clauses to protect themselves from rising prices during the process but passing those higher costs on to buyers.

Some of the highest increases in material costs have been in lumber. Some builders have even changed their building methods as a result. Some builders are switching from traditional wood framing to other materials. Seventeen percent of builders said they were considering switching to steel, 16% to structural insulated panels, 14% to insulated concrete forms, and 8% to concrete masonry.
