The 2nd quarter of 2021 in Wallingford PA staged quite a recovery over last year posting 69 closed transactions vs 38 last year in a market restriced by the pandemic. The average sale price rose a healthly 11.2% over last year to $425,957.

Sellers reaped the benefits of a market with very limited inventory with 39 homes selling for more than the asking price and overall homes averaged just 12 Days On Market. The ratio of selling price to original asking price was over 100% at 102.9%.

The amount of real estate that changed hands during the quarter more than doubled over last year rising to $29,391,000.

The core category of single family homes recorded 41 sales with an average selling price of $565,485 compared to last year’s average selling price of $450,652 when 29 singles homes sold.

Days On Market averaged just 12 days vs 14 last year.

April recorded 16 sales, May had 20 sales, and 33 homes were sold in June.

The highest priced home sold in the quarter was 108 Avonbrook Road which sold in April for $950,000.

A weekly review of recently sold homes in Wallingford PA and current market statistics.

There are 23 homes listed for sale – 15 Active listings and 8 Active Under Contract listings – in Wallingford PA and Nether Providence Township on July 6, 2021 with an average asking price of $403,774.

As home listing prices break another new record, more homeowners are looking to take advantage and list their homes for sale. New listings in June rose 5.5% year-over-year and are up 10.9% over the prior month, according to a new report from realtor.com®.

The uptick in new listings may give buyers more homes to choose from and could offer a hopeful sign for the real estate market.

Still, the inventory challenges in the housing market are far from over: The number of homes for sale still remains 43% lower than last year.

In Wallingford the number of listings are down 49% from this time last year.

“Although there’s still a significant shortage of homes for sale and home prices just hit a new high, our June data report shows good news on the horizon for buyers,” says George Ratiu, senior economist at realtor.com®. “Inventory declines improved over the steep drops seen earlier in the pandemic as sellers stepped back into the market in a variety of price ranges across the country. The improvement we saw in new listings growth from May to June shows sellers are entering the market historically later in the season, which could mean we’ll see home buying continue into the fall as buyers jump at new opportunities.”

If the progress in new listings continues, Ratiu adds that the housing market could return to a more normal pace of activity by the second half of 2021.

That could help cool off some of the recent highs in home prices. The median U.S. listing price increased 12.7% over last year to $385,000, which marks the fifth consecutive month for price records, realtor.com® reports. However, the year-over-year price growth is starting to show signs of moderating, down from 15.2% in May.

June sales this year rebounded to a “normal” level of activity with 33 homes settling during the month. That maybe he only metric that can be termed normal for the activity during the month.

Highlights:

– 20 homes – 61% – sold for over asking price

– 10 homes sold for asking price

– Only 3 homes sold below asking price

– Homes sold for as much as 28% over asking price – 207 Sykes Lane sold for $136,000 over asking price

– On average homes that sold in June sold for 104.2% of asking price

– 27 homes had Days On Market in the single digits – 10 homes sold in 5 days or less

– The average Days On Market was 13

The average sales price in June was $486,827, which represents a 16.2% increase compared to last year. Inventory continued to be low with 12 to 16 houses being on the market at anytime during the month. June’s 33 sales consisted of 22 single family homes, 5 townhomes, 4 condos, and 2 twins.

A total of $16,065,300 of real estate changed hands this month – contrast that to last year’s total of $5,866,399 and the impact of the pandemic on last year’s activity can be easily seen.

There were 22 single family homes sold in June – compared with 10 last June – with an average price of $611,950, a price that is over $100K higher than last year. Singles averaged 17 days on the market.

The highest selling price for the month was $905,000 for 6 Kelly Lane.

A total of 22 homes went under contract during June 2021 with an average asking price of $392,909. Thirteen singles, 4 townhouses, 3 twins and 2 condos were sold during the month.

There are 24 settlements scheduled in July, 7 in August, 1 in October, 3 in December, and 2 in 2022

At the mid point of the year sales are up 15.2% compared to 2020’s first 6 months with 106 closed transactions versus 92 during the first half of last year. The average sale price has increased 16.8% over last year averaging $410,572.

The rate of home price growth has started to slow, and the competition for homes may be showing some signs of easing somewhat.

“The market’s topping out,” Mark Zandi, chief economist at Moody’s Analytics, told realtor.com®. It’s “starting to show cracks. It feels like we’ve hit the apex, and we’re moving to the other side of it.”

But that doesn’t mean the housing market is heading for a bubble that is bound to burst. Mortgage lending has remained tight. Real estate economists have long said the current frenzy in the housing market is no housing bubble that is reminiscent of nearly a decade ago with the run-up in real estate.

Median home asking prices are more than 12% higher than they were a year ago. That is less than the 17.2% annual jump in prices in more recent months, realtor.com® reports.

Some buyers are getting priced out of the market. There is also a severe shortage of homes for sale: Total housing inventory is down 42% year over year, as of last week, according to realtor.com® data. Home sales have fallen from inventory challenges, too. Existing-home sales dropped 0.9% in May month over month, the fourth consecutive month of declines, the National Association of REALTORS® reported last week.

Skyrocketing home values may make it more difficult for buyers to put 20% down on a home, particularly for first-time home buyers and those finding themselves in intense bidding wars paying above asking price to get the home they want.

A 20% down payment on an entry-level single-family home in the Los Angeles area, for example, could reach levels of from $200,000 to $400,000. And bidding wars are pushing home prices even higher, requiring buyers to bring more funds to closing.

David Rae, a certified financial planner, wrote an article for Forbes.com about how first-time buyers who made a 5% down payment were able to keep bidding on the home, and paid about 33% above the asking price.

“Waiting for a larger down payment could mean missing out on their ideal home or what seems like an ever-increasing home price to base the 20% down payment against,” Rae notes.

But smaller down payments do mean larger mortgage payments, and they could lead to a higher interest rate. A 20% down payment can also help buyers avoid paying private mortgage insurance. But it’s not a requirement to get a mortgage—a myth the real estate market has long tried to dispute.

The average down payment among buyers is 12%, according to the “2021 National Association of REALTORS® Home Buyer and Seller Generational Trends” report. Younger buyer age groups tend to put down the least.

Mortgage rates are at historical low averages, helping to offset higher home prices and allow home buyers to save as they finance their home.

Lenders may have specific down payment requirements to get the best term mortgage interest rate given a buyer’s individual financial picture. But for conventional loans and the Federal Housing Administration, it is possible for a qualified buyer to snag a down payment as low as 3% or 3.5%.

“The reality is you can buy a home without a 20% down payment,” writes Rae for Forbes.com. “If you are just rushing out to buy a house without the ability to save for a down payment, you are asking for trouble. … For those with strong financial habits, stable incomes, and adequate savings, choosing not to put down 20% (or more) may sometimes be a wise choice.
