Some home sellers are making changes to how their listing is viewed by prospective buyers amid growing concerns over the COVID-19 outbreak.

About a quarter of real estate professionals surveyed by the National Association of REALTORS® said their sellers are taking extra precautions, including stopping open houses, requiring buyers to wash their hands or use hand sanitizer, or asking buyers to remove shoes and wear protective booties.

The coronavirus is having a mixed impact on the housing market. It’s decreasing buyer traffic somewhat – although in still relatively low numbers – but it’s also not deterring some home buyers and sellers from taking advantage of the lowest mortgage rates in history, shows NAR’s survey, which is based on responses from more than 2,500 real estate professionals.

With a severely limited supply of homes on the market and the lowest mortgage rates in history, house hunters should expect steep competition this spring. The coronavirus remains a wild card for the housing market, but if the scare is short-lived, buyers are poised to swoop down in droves.

Inventory in January was the lowest it has been in more than two decades. At the end of the month, there were 1.42 million homes for sale, including condos, co-ops, and single-family homes. That is down 10.7% from a year earlier, according to data from the National Association of REALTORS®. However, buyer demand has remained high, which has put pressure on home prices. The median sales price for all housing types was $266,300, up 6.8% from a year ago, NAR’s housing data shows.

There were 21 closed transactions in Wallingford during February which almost doubled last year’s sales. The average selling price was almost dead even with last year at $394,643.

Fourteen single family homes sold for an average price of $410,600 during the month and averaged 66 Days On Market. Last February recorded 10 singles homes selling for an average price of $410,600 and spent an average of 78 Days On Market.

507 W Country Club Lane had the highest selling price of the month at $805,000.

Eleven listings went under contract during the month – 10 single family homes and 1 condo – with an average asking price of $335,709 and an average of 15 Days On the Market.

There are 17 future settlements scheduled – 13 in March, 2 in April, and 2 in May.

Sales year to date are way ahead of last year with 40 closed transactions for the first 2 months of 2020 compared to 25 last year. The average selling price of $333,943 is a 3.7% dip compared to last year.

Borrowing costs continue to head lower, enticing home shoppers and homeowners looking to refinance to lock-in.

“Given the recent volatility of the ten-year Treasury yield, it’s not surprising that mortgage rates again have dropped,” says Sam Khater, Freddie Mac’s chief economist. “These low rates combined with high consumer confidence continue to drive home sales upward, a trend that is likely to endure as we enter spring.”

Freddie Mac reported the following national averages with mortgage rates for the week ending Feb. 27:

30-year fixed-rate mortgages: averaged 3.45%, with an average 0.7 point, falling from last week’s 3.49% average. Last year at this time, 30-year rates averaged 4.35%.
15-year fixed-rate mortgages: averaged 2.95%, with an average 0.8 point, falling from last week’s 2.99% average. A year ago, 15-year rates averaged 3.77%.
5-year hybrid adjustable-rate mortgages: averaged 3.20%, with an average 0.2 point, falling from last week’s 3.25% average. A year ago, 5-year ARMs averaged 3.84%.

Mortgage rates fluctuate, and over the last 50 years they’ve changed significantly, Freddie Mac notes in a recent blog post. Consider, in the 1970s, the average rate was 8.86% compared to today’s 3.45%. Freddie Mac compiled the following chart to show how much mortgage rates have changed over the last five decades.

Forty-five percent of homeowners have plans to move at some point within this decade, according to a new study of more than 1,500 Americans released by LendingTree. Sixteen percent of survey respondents say they plan on moving to a new house in their current city; about 15% intend to move to a new city in their state; and 15% plan to relocate to a new state. The key motivators to move over the next few years, respondents say, include the desire to live in an area with a lower cost of living (30%); an area with better job prospects (28%); and to be closer to their children (21%).

The motivations for moving differ from generation to generation. For example, millennials are more likely to want to move for a larger house, while baby boomers are motivated to retire in a new area.
