A total of 48 homes sold during the 4th quarter of 2019 in Wallingford PA. Sales volume exceeded last year by 1 home. The average selling price saw a robust 22.8% increase, rising to $311,966 when compared to last year’s 4th quarter average.

The 29 single family homes sold during the quarter saw their average selling price increase 15.7% compared to last year’s 4th quarter going from $344,452 last year to $398,690 in 2019. Single homes averaged 40 days on the market during the year’s final quarter.

Homeowners who opt to downsize into a smaller place say that saving money was their chief motivator, along with having to manage less space after the children have moved out. But some home buyers could have downsizing regret as they transition into a smaller home.

Homes.com surveyed more than 1,000 consumers who have downsized their homes. They found that those who downsized did tend to spend 62% less than the house they owned prior. However, many downsizers still weren’t happy.

Half of the survey respondents said that getting rid of possessions was a major challenge when downsizing to a smaller home, and the loss of space was one of their greatest challenges.

Also, nearly a fifth of homeowners who downsized said their move ended up being farther away from their family or friends. Twelve percent said their new space felt lonely.

The West region of the country reported the highest monthly growth in pending home sales at 5.5%, while the Midwest jumped 1%.
