The U.S. House passed legislation Thursday to double the SALT cap for married couples for 2019 and repeal the cap fully in 2020. The bill passed narrowly by a vote of 218–206.

The SALT cap implemented by the Tax Cuts and Jobs Act of 2017 imposes a significant marriage penalty through its uniform $10,000 limit for single and joint filers. In addition, while the standard deduction is pegged to inflation, the SALT cap is not. Without policy change, more and more Americans will find that the tax incentives of owning or buying a home diminish with each passing year, NAR says.

The number of homes for sale plunged by nearly 10% annually in November at a time when low interest rates are increasing buyer demand, according to realtor.com®’s November 2019 Housing Trends report. The shortage of homes is accelerating: Inventories in November dropped 9.5% annually compared to 6.9% annually in October.

“As millennials—the largest cohort of buyers in U.S. history—embrace homeownership and take advantage of this year’s unexpectedly low mortgage rates, demand is outstripping supply, causing inventory to vanish,” says George Ratiu, realtor.com®’s chief economist. “The housing shortage is felt acutely at the entry-level of the market, where most millennials are looking to break into the market for their first home.” Further, Ratiu says that sellers appear to be reluctant to list their homes during the colder months when the market typically sees a seasonal slowdown.

Last month’s inventory declines equated to about a decrease of 131,000 listings nationwide compared to a year ago. The volume of new listings coming to the market fell by 7.7% compared to last year.

Affordable homes are hardest to find. The inventory of homes priced below $200,000 dropped 16.5% year-over-year in November. Homes priced between $200,000 to $750,000—considered mid-tier inventory—decreased 7.4% year-over-year, while high-end inventory above $1 million fell 1.7% year-over-year, realtor.com® reports.

November home sales in Wallingford PA decreased by 3 homes compared to last year with with 17 closed transactions. The average selling price increased 56.5% over last year to $392,676. November sales consisted of 13 single family homes, 3 condos, and 1 twin home.

November’s 13 single family homes sold for an average price of $479,123 and averaged 60 days on the market. Last November there were also 13 single family home sales that sold for an average price of $342,091 and spent an average of 93 days on the market.

107 Wisteria Lane had the highest selling price for the month at $730,000.

With 1 month remaining in the year 2019 sales are slightly behind the results of 2018 for the same time period. Year to date in 2019 there have been 210 closed transactions versus 215 last year. The average selling price has increased 10.5% coming in at $349,498 compared to $316,398 in 2018.

More home appreciation is likely to come in the new year. In a new report released by CoreLogic, economists predict home prices will spike by 5.4% from October 2019 to October 2020. That is even higher than the 3.5% annual appreciation in national home prices posted this October, the real estate data firm notes.

Nationally, over the past year, home prices are up 3.5% with the rate of growth accelerating from September into October, says Frank Martell, president and CEO of CoreLogic. “We expect home prices to rise at least another 5% over the next 12 months,” Martell says. “Interestingly, this persistent increase in home prices isn’t deterring older millennials. In fact, 25% of those surveyed anticipate purchasing a home over the next six to eight months.”
