The Delaware County Housing Authority is planning a major renovation of the Kinder Park public housing development site on Bullens Lane. Did you know that 9% of the development falls within the border of Nether Providence Township? Thus the proposed plans require approval from both Ridley Township and Nether Providence Township.
Plans are to raze the existing 156 triplex units and replace them with a mix of more modern and aesthetically pleasing units of different sizes.
In November the Nether Providence Zoning Board voted unanimously to allow requested variances but only after applying several conditions. They included a limit on the amount of impervious surface to 60 percent and a requirement that setbacks from Bullens Lane to be at least 10 feet. The application still has to go before the township planning commission and board of commissioners.
An attorney representing the authority said the total number of housing units had been cut from 31 to 25, the same number that currently exists. Also the building coverage area had been trimmed from 20.4 to 18.5 percent and the amount of impervious surface from 70 to 65 percent.
To satisfy the requested setback requirements called for, starting at the curb, a 4-foot grassy area, a 4-foot sidewalk and then 5 or 6 feet of walkway leading to the homes’ front porches, for a sufficient buffer area.
