Existing-home sales were down again in June as the median sales price climbed to the highest price ever recorded for the second consecutive month, according to the latest data released Tuesday from the National Association of REALTORS®. The median existing-home price for all housing types in June was $426,900, up from $419,300 last month and an all-time high and increase of 4.1% from one year ago ($410,100). All four U.S. regions registered price gains, NAR data showed.

Home sales in all the four major U.S. regions, however, posted sales declines over the previous month, and year-over-year, sales waned in the Northeast, Midwest and South but were unchanged in the West, NAR stated.

The report showed that total existing-home sales–completed transactions that include single-family homes, townhomes, condominiums and co-ops–receded 5.4% from May to a seasonally adjusted annual rate of 3.89 million in June. Year-over-year, sales also dropped 5.4% (down from 4.11 million in June 2023).

The 2nd quarter of 2024 in Wallingford PA recorded 51 closed transactions vs 50 last year. The average sale price rose substantially climbing 25.0% over last year to $598,112. The driving force behind this large increase was the atypical number of sales exceeding $900K. This year there were 8 properties that garnered a selling price greater than $900,000, with 5 homes selling for over $1,000,000.

The core category of single family homes recorded 35 sales with an average selling price of $734,747 compared to last year’s average selling price of $584,649 when 33 single homes sold.

Days On Market averaged fell to 16 days compared to last year’s 22. Buyers were quick to buy with 71% of homes sold during the quarter going under contract in 7 days or less.

April recorded 17 sales, May had 16 sales, and 18 homes were sold in June.

The highest priced home sold in the quarter was 401-403 Rogers Lane which sold in May for $1,850,000.

At the mid point of the year sales are tracking slightly behind 2023’s first 6 months with 77 closed transactions versus 83 during the first half of last year. The average sale price has increased 22.8% over last year averaging $543,075.

There were 12 single family homes sold in June with an average price of $721,729. Singles averaged 24 days on the market.

Home prices continue to grow across the U.S., although the monthly growth has slowed down, according to CoreLogic’s Home Price Index for May 2024.

CoreLogic data found that home price gains came in at 4.9% year-over-year in May, the 148th consecutive month of annual growth, but lesser than previous months. On a month-over-month basis, home prices increased by 0.6% compared with April 2024.

CoreLogic found that the annual appreciation of detached properties (5.4%) was 2.6% higher than that of attached properties (2.8%).

Among states, CoreLogic found that the Northeast continued to lead the country for annual appreciation. New Hampshire ranked first for annual appreciation in May (up by 12%), followed by New Jersey and Rhode Island (both up by 9.8%). No state recorded a year-over-year home price loss.
