The 1st quarter of 2023 in Wallingford PA saw a total of 33 homes sold, a decrease of 18 homes over last year. Limited inventory led to the average sales price decreasing 14.3% to $387,268 from last year where it stood at $454,415. There was a notable shift downward in sales prices with the $200K to $300K range being predominate this year as opposed to last year when the $500K to 600K range dominated.

A total of $12,779,857 of real estate changed hands during the quarter.

The core category of single family homes recorded just 18 sales, down from 32 last year, with an average selling price of $495,028 compared to last year’s average selling price of $523,286 .

Days On Market averaged 39, increasing 9 days from last year when it stood at 30.

January recorded 9 sales, February had 9 sales, and 15 homes were sold in March.

The highest priced home sold in the quarter was 504 Moylan Avenue which sold in February for $1,200,000.

Spring Flowers At The Thomas Leiper House

March 2023 saw quite a rollback in activity compared to last year. Fifteen homes sold in Wallingford PA during March 2023, compared to 24 closed transactions last March. The average selling price tumbled 32.3% compared to last year falling to $337,457. A much smaller number of single homes sold during the month 6 this year vs 15 last year which is the major factor in the decrease of the average selling price.

A total of $5,061,857 in real estate transferred during the month compared to $11,954,874 last year.

Six single family homes sold for an average price of $425,000 during the month and averaged 59 Days On the Market. Last March 15 single family homes sold for an average price of $588,542 and spent an average of 42 Days On the Market.

306 Colonial Drive had the highest selling price for the month at $831,000.

Buyers signed contracts for 9 homes during March, all single family homes, with an average asking price of $605,967 and an average of 20 Days On the Market.

Future settlements – 12 in April, 5 in May, and 2 in June.

At close of the 1st quarter of 2023 a total of 33 homes have sold falling short of last year’s 1st quarter by 18 homes. The average sales price decreased to $387,268 from last year when it stood at $454,415, representing a 14.8% decrease.
